You are at work, a two-room flat in Ehrenfeld goes up at a fair rent, and by the time you check the portal in the evening the property manager has already picked the people to show it to. That is the normal rhythm in Germany’s busier cities, and it is not only rentals: a reasonably priced terraced house also collects its first serious buyers within a short window.

Money that should stay in your account

Pay no deposit, holding fee or first month before you have seen the flat and met the landlord or agent. A landlord abroad who will post the keys after a transfer is a classic trap, and so is a rent far below the area with a request for your passport before any viewing. When buying, the purchase money goes through a notary, never to a private account in advance.
