Rent a flat in Germany faster: immowelt to Telegram

In Berlin, Frankfurt or Hamburg a fairly priced flat can fill its viewing slots before you finish work, so let your immowelt rental search reach you in Telegram.

Why the first ten enquiries matter in German cities

Property managers in popular areas often receive far more messages than they can process, and many simply invite the first complete applications to a group viewing. Late messages may never be read. You cannot change the market, but you can change where in that queue you land.

Free checks one search every 30 minutes, Starter ($5.99) five searches every 10 minutes and Pro ($14.99) twenty with the fastest checks. Telegram and email come with every plan.

Building a PDF that answers the landlord’s questions

Prepare one file in advance: passport or ID, your last three payslips or another proof of income, a recent SCHUFA report, a rent-arrears clearance from your current landlord (Mietschuldenfreiheitsbescheinigung) and a one-page self-disclosure form. Newcomers without a SCHUFA history can add a work contract and bank statements.

Save it where your phone finds it quickly, so you can go from the card to the ad to a complete reply without hunting for documents.

Agent fees, WBS flats and fine print

Under Germany’s Bestellerprinzip, whoever hires the agent usually pays the commission on a rental, which is normally the landlord. If an ad suggests you pay, ask before signing anything.

Some listings require a WBS, a housing entitlement certificate for subsidised flats. Read the description before you write so you do not chase a flat you cannot rent.

Warning signs in a rental ad

No deposit, holding fee or first rent before you have stood inside the flat and met the landlord or manager. Keys by post after a transfer, rent well below the local level and a request for ID copies before any contact are reasons to stop and move on.

Splitting districts across hashtags

One wide search across a whole city produces cards you will not open. Two or three narrow searches, one per district you would really live in, are easier to act on. Each gets its own hashtag in the same chat, and a tap filters to it.

Mute a backup search so it waits quietly, keep the main one loud, and check the same chat on your laptop when writing longer messages.

❓Frequently asked questions

Do flats listed before I signed up show up?

No. The first check records what is there; only rentals added later arrive as cards.

How many districts can I follow?

One search on Free, five on Starter, twenty on Pro.

Does immowelt already offer alerts?

Yes, its saved search can notify you. We add Telegram delivery and a check rhythm set by your plan.

Will you apply on my behalf?

No. We tell you a new flat is online; you write to the landlord yourself.

Can a muted search still be read later?

Yes. Its cards arrive without a sound and stay in the chat until you scroll back to them.
