Ask about commission on the very first call: whether there is one, how much, when it is paid and what it covers. A vague answer is a fine reason to move on to the next card.
Pay nothing before you have stood in the flat. Ignore requests to send money to hold a place you have not seen. At the viewing, ask for the ownership document or the owner’s power of attorney, and put rent, deposit, utilities and the agent’s fee into a written agreement.
