Rent an apartment in Colombia sooner: Fincaraiz to Telegram

A sensibly priced flat for rent in Bogotá or Medellín can be promised to someone else by evening, and a Telegram card with every new listing gives you a real chance to be that someone.

3 steps

Set up in a minute

  1. Search on Fincaraíz, sort by newest

Create a rental search on Fincaraiz

Choose rent and apartment, then your city and the barrios you would actually live in. Set a monthly rent ceiling in pesos and the bedrooms you need, add bathrooms or furnished if they matter, and list the newest first. Copy the page address once it shows what you want.

A mistake renters make in Medellín and Bogotá

Many people check Fincaraiz once in the morning and once at night. The trouble is that a well-priced apartment posted at eleven can have a queue of viewers by two. By the evening check, the landlord is already choosing between applicants who called earlier.

With alerts in Telegram, you see the listing during the day on your phone, between meetings or classes, and can be among the first to get in touch.

What Colombian landlords may ask of you

Expect questions before you get the keys. Agencies commonly run a tenant check and ask for proof of income, and many landlords want a codeudor, a guarantor who signs with you, or a rental insurance policy instead. Foreigners without local credit history should ask early which option the landlord accepts.

Have scanned documents ready on your phone: passport or cédula, income proof, and your guarantor’s details if you have one. Being able to say yes at the viewing often decides who gets the flat.

Furnished rentals for newcomers

If you are new in the city, a furnished apartment saves weeks of shopping, and those listings often move quickly among expats and digital nomads. Keep a separate search just for furnished places so its cards carry their own tag, for example #m2, and you never mix them with unfurnished results.

Mute whichever search is broader. Its cards still arrive without a sound, and you check them when you have a minute.

Red flags before paying any deposit

Walk away from anyone who asks for a transfer to reserve a flat you have not visited, however good the photos. Confirm you are speaking with the owner or a genuine agency, and sign a written lease that states the rent, the term, any deposit and who pays the building administration fee.

How many searches and how fresh

Free: one search, checked every 30 minutes. Starter, $5.99: five searches every 10 minutes, enough for a few barrios. Pro, $14.99: twenty searches with the fastest checks. Telegram is part of every plan.
