To deal with owners rather than agencies, switch the seller type to Приватна особа. Sort the results so the newest listings come first and copy the address of that page.

Owner or agency on OLX: decide before the first card arrives

The Приватна особа versus Бізнес switch shapes everything that follows. With owners only, the chat is calmer and the conversations are direct; include agencies and you see more flats, along with the question of commission on almost every call.

Neither choice is wrong. Some tenants run two searches side by side, an owners-only one with sound on and a broader one that includes agencies, muted so its cards arrive silently.

Why a sensible flat in Lviv is gone by the afternoon

Landlords with a fairly priced flat rarely run an auction. They take a handful of calls, show the place to the first people who can come today, and pick someone they like. Being among those first callers is most of the battle.

That is the only thing a Telegram card changes. You hear about the listing while it is fresh, in a chat you glance at anyway, rather than when you remember to reload the site.

Before any hryvnia changes hands

Speed is for booking the viewing, not for sending money. Do not pay a deposit or a fee for the viewing before you have stood inside the flat. If someone asks you to transfer money to hold a place you have not seen, move on to the next card.

At the viewing, ask to see the document showing who owns the flat and the ID of the person renting it out, and check that the names match. Put the rent, the term, who pays the utilities and the deposit into a written agreement. If an agency is involved, ask on the first call whether there is a commission, how much it is and when it is due.
