Buying a flat in Ukraine: DIM.RIA listings in Telegram

Build your property search on DIM RIA once, hand us the link, and each new flat or house for sale on it arrives in your Telegram chat as its own card with a photo, the price and a button to open it.

3 steps

Set up in a minute

  1. Search on DOM.RIA, sort by newest

Set up the search on DIM.RIA

Go to the sales section and choose flats or houses, resale or new builds. Then narrow it down: city, one or more districts, number of rooms, floor area and a price range in dollars or hryvnias, whichever the site shows. If you would rather deal with owners than agencies, use the seller filter. Finally sort the results so the newest listings sit at the top.

  2. Copy the link, paste it into mxsender

Paste the link into the MXSender bot

Copy the address from your browser bar, filters included, and send it to the MXSender bot in Telegram. Telegram is the channel here; Viber or email can be added to the same search alongside it. Give the search a short name you will recognise later, such as „Kyiv 2-room Obolon“.

  3. New listings land in your Telegram

    Watch the cards arrive

When a check finds a property that was not on the page before, the chat gets a card: the photo from the listing, its title, the asking price and a button to the DIM.RIA page. Anything already listed before your first check stays quiet.

Why the first phone call often decides who gets the flat

A well-kept resale flat at a fair price on DIM.RIA tends to draw calls quickly. The owner books viewings in the order people get in touch, and after a few of them the conversation usually narrows to one buyer who is serious and available this week.

A Telegram card does not make the market slower; it simply shows you the listing when it appears on your search page, not hours later when you finally sit down and refresh.

Reading a Ukrainian property card when you are abroad

Plenty of buyers on DIM.RIA live outside Ukraine and are buying for family, or for a return. The card shows numbers that need no translation, the price and usually the rooms and area in the title, so you can decide in a glance whether to open it.

Forward the card to a relative in Lviv or Kharkiv who can go and look in person. They only need Telegram to read it, no account anywhere.

Resale and new builds side by side, tagged

If you have not yet decided between a finished flat and one in a building under construction, run both searches. Each gets its own hashtag in the chat, #m1 and #m2, and tapping it shows only that thread. A wide fallback search, say the whole city within your budget, can be set to silent so its cards collect without buzzing your phone.

Paperwork to see before any deposit changes hands

Ask the seller what document their ownership rests on and for an extract from the state property register, and check that every co-owner agrees to the sale. The notary handling the deal checks for liens and bans, but it is better to raise the questions at the first meeting.

A deposit belongs after the viewing and the documents, and only under a written agreement, ideally at the notary. If an agency is involved, ask about its commission and who pays it in the first call. Some DIM.RIA listings carry a verification mark; treat it as a helpful signal, not a substitute for these steps.

❓Frequently asked questions

How often do you look at my DIM.RIA search?

Free gives one search checked every 30 minutes. Starter, $5.99, gives five searches checked every 10 minutes, and Pro, $14.99, gives twenty searches with the fastest checks. Telegram works on all three.

Do I need a DIM.RIA account?

No. We open the same public results page any visitor sees. Your favourites and messages on the site stay private to you.

Can I follow only owner-listed properties?

Yes, as long as that filter was switched on before you copied the link. We follow exactly what the address contains.

Does DIM.RIA not have saved searches already?

It does, and you can keep using them. What we add is the choice of channel and how often your page is checked.

My budget went up. Do I start over?

No. Adjust the filters on the site, copy the new address and replace the link in your existing search in the bot.
