LUN new-build flats sent to your Telegram

You picked the building on LUN, now let every new flat from your search land in Telegram as a card, so the first call to the seller can be yours.

3 steps

Set up in a minute

  1. Search on Lun.ua, sort by newest

Narrow LUN down to the complex you want

On LUN, open flats for sale in your city and filter until the page shows only realistic options: the district or the residential complex itself where the site lets you pick it, the number of rooms, floor area and your ceiling in hryvnias or dollars. Keep the results to new builds rather than the whole secondary market. If a newest-first order is offered, switch it on, then copy the address from the browser bar.

  2. Copy the link, paste it into mxsender

Paste the link into the MXSender bot

Send the address to MXSender in Telegram and keep Telegram as the channel for this search. You can add Viber or email for the same search later. Give it a name you will recognise in a month, such as Lviv complex, two rooms, high floor.

  3. New listings land in your Telegram

Get a card for each new flat

We check your page at your plan’s pace and post only flats that were not there on the previous check. Each one is its own card in the chat with a photo, the title, the price and a button that opens the listing.

The assignment sale that was gone by Saturday

Picture a buyer in Kyiv who has followed one complex on LUN for weeks. On Thursday afternoon a two-room flat appears on the twelfth floor: not from the developer, but as an assignment, where the original buyer sells their rights to a flat that is not finished yet. The price is below the developer’s current list. By the time the buyer looks again on Saturday morning, the seller has already agreed to meet someone else.

Assignment sellers often want to close quickly, so a fair price draws several callers and the first serious one usually gets the meeting at the sales office. A Telegram card means you read that listing soon after our check finds it, not whenever you remember to refresh the page.

Developer price list or resale assignment: watch both

Inside one complex, two kinds of offers sit side by side. The developer sells remaining stock at its own price, and individual buyers resell assignments, sometimes cheaper, sometimes with a better floor or layout. A single search on LUN that covers the complex catches both, and we alert you about every new one without guessing which type it is.

That lets you compare as you go: if the developer raises prices, a new assignment may suddenly be the better deal; if assignments look expensive, the developer’s next release may win.

Three complexes, one Telegram chat

Most buyers shortlist two or three complexes, often in different parts of town. Every search gets its own hashtag in the chat, #m1, #m2 and so on, so tapping one shows only that building’s cards. Keep the favourite search loud and mute the backups: muted cards still arrive, just without a sound. The chat is the same on your phone and your laptop, and any card can be forwarded to a partner or a parent who is chipping in.

Permits, land and the contract you are actually signing

Before money goes into a flat that is still under construction, it helps to know who the developer is and on what basis they build: is there a permit for construction works, who holds the rights to the land plot, and is it designated for housing. Much of this can be checked in Ukraine’s public registers.

Then look at the contract type on offer. A sale of property rights, an agreement through a construction financing fund, a preliminary agreement and an investment agreement give you different protection if the project is delayed. For an assignment, ask for the original contract and confirmation that the developer agrees to the transfer. This is general guidance; have a lawyer read the actual documents, and do not pay a deposit before you have seen the site and the paperwork.

❓Frequently asked questions

Can I follow a single residential complex?

Yes, if you can narrow the LUN results page to that complex or its block. We watch exactly the address you send, filters included.

What do the plans include?

Free covers one search checked every 30 minutes. Starter, $5.99, covers five searches checked every 10 minutes. Pro, $14.99, covers twenty searches with the fastest checks. Telegram works on every plan.

Will I get the flats already listed?

No. The first check remembers what is on the page, and after that you only receive flats that appear later.

Do I need a LUN account?

No. We read the public results page any visitor can open. Your LUN profile and messages stay private to you.

I switched to another complex. What now?
