New Flatfy listings in Telegram, from every source at once

Flatfy already merges flats for sale from many Ukrainian property sites into one result page, so a single Telegram alert on that page keeps you ahead on most of the market rather than one corner of it.

3 steps

Set up in a minute

  1. Search on Flatfy, sort by newest

Build a purchase search on Flatfy

Pick sale rather than rent, then the city: Kyiv, Lviv, Kharkiv, Odesa, Dnipro or wherever you are buying. Narrow it with the number of rooms, a price range, floor area and, where the site offers it, district or new build versus resale. Sort so the freshest ads sit at the top, then copy the address of the results page with every filter still in it.

  2. Copy the link, paste it into mxsender

Paste the link into the MXSender bot

Telegram is this page’s channel, so open the MXSender bot there and send it the link. The same search can later also go to Viber or email if someone else in the family prefers those. Give the search a name you will recognise in a month, such as Kyiv 2-room resale under budget.

  3. New listings land in your Telegram

Watch the cards land in the chat

Each new flat on your Flatfy page becomes one Telegram card with a photo, the title, the price and a button that opens the ad. Ads that were already on the page when you added it are not sent; you only hear about what appears afterwards.

Thursday, 8:40 pm: a two-room flat appears on three sites

An owner in Dnipro lists a resale flat at a sensible price. Within the hour two agencies copy it onto their own sites at a higher figure. Someone checking a single portal sees one version, or none. Someone with a Telegram alert on Flatfy sees all three, because Flatfy collects them into the same results.

That is the whole case for watching an aggregator instead of one site. You do not need a separate alert per portal, using up several plan slots; one search on Flatfy already spans them, and every ad links back to the place it was originally posted.

When several cards describe one apartment

Duplicates are normal on Flatfy, and they are useful. If two or three cards arrive with the same staircase photo, the same floor and the same square metres, you are looking at one flat offered by different people. Each is a separate ad with its own link, so each becomes its own card.

Compare the prices. A gap often means one agency’s fee is baked in, or that one ad was never updated. Contact the cheapest version first and ask directly whether you would be dealing with the owner or with an intermediary.

A Telegram card you can forward to whoever co-signs

Buying is a joint decision, so forward the card to a partner, a parent or the lawyer checking the papers; nobody needs an account to read it. The same chat opens on your laptop for a proper look at the floor plan.

Every search carries its own hashtag, #m1, #m2 and so on, so a Lviv search for yourself and a Kyiv search for relatives can share one chat without blurring together. A broad search can be muted: its cards still land, but without a sound.

Before you hand over a deposit on a Flatfy find

Flatfy shows ads from other sites, so the usual property checks apply. Ask to see the ownership documents and match the owner’s name. Pay nothing before a viewing. Ask about any agency commission in the first conversation, not at the signing, and put any deposit arrangement in a written agreement.

❓Frequently asked questions

Why put the alert on Flatfy instead of a single property site?

Because Flatfy gathers ads from many sources. One search there reaches further than one search on any of those sites alone, and it uses only one slot of your plan.

How often is my Flatfy page checked?

Free covers one search, checked every 30 minutes. Starter ($5.99) gives five searches checked every 10 minutes, and Pro ($14.99) twenty searches with the fastest checks. Telegram works on all of them, Free included.

Do I need a Flatfy account?

No. We read the public results page you built, the same one anyone can open. Your own account on the site, if you have one, stays yours.

Can I also follow rentals this way?

Yes, the method is identical: build a rental search on Flatfy and send its link. This page focuses on buying, where duplicates across sources matter most.

My budget changed. Do I start over?

No. Edit the filters on Flatfy and replace the link in your existing search; earlier cards stay in the chat.
