Open the mail when new flats turn up

A check that finds new flats sends a single mail listing each of them with a photo, the rent and a link. A check that finds nothing sends nothing. Every mail ends with an unsubscribe link.

What if you only check your phone at lunch?

Plenty of people searching for a flat in Berlin spend the day at a desk with their inbox open and their phone in a bag. For them, a mail is the alert they will actually see. When a new HOWOGE flat appears, it is in front of you at the next glance, and the link takes you straight to the listing.

HOWOGE is a Berlin housing company owned by the state, renting out its own flats without an agent. Demand for each new flat is high, so seeing it early matters more than seeing it in a pretty format.

Making sure the first mail is found

Your mail provider decides what goes to spam, not us. After the first match, check the spam folder, mark the mail as wanted and add the sender to your contacts. Corporate filters can be stricter, so a personal address is often the safer choice.

Reading a HOWOGE flat in the mail

Each entry gives you the listing photo, its title and the rent. Click through for the rest: floor, year of construction, available date, and whether the flat requires a WBS, the housing entitlement certificate some Berlin listings ask for.

German terms you will meet: Kaltmiete is base rent, Warmmiete includes heating and charges, and Zimmer counts rooms other than the kitchen and bathroom.

An inbox archive of the Berlin flats you were shown

Set a mail rule that files our messages into a folder. After a month you have a record of which neighbourhoods come up, what a two-room flat typically costs and how often your search finds something. That tells you whether to widen the district or raise the rent ceiling.

Searching the folder for a street name also brings back a flat you meant to apply for and forgot.
