Who actually gets the viewing in Munich?

Ask anyone who rented in a big German city lately: a private landlord posts a decent flat, the inbox fills by evening, and invitations go to the few whose messages were near the top and sounded serious.

So the race is not about refreshing harder. It is about seeing the ad while it is fresh and replying with something a landlord can say yes to. A card in Telegram handles the first part.

Cold rent versus warm rent in the price box

Landlords on Kleinanzeigen differ on what goes in the price field: some write the bare Kaltmiete, some the Warmmiete with heating and service charges. If your ceiling is a warm figure, set the box a little above it and check the Nebenkosten in the ad rather than filtering out flats that fit.

Nachmieter ads deserve their own search: outgoing tenants proposing a successor, often with a short deadline and a kitchen to take over. Use Nachmieter as the keyword.

German landlords expect paperwork: a SCHUFA credit report, your last three payslips, a copy of your ID and often a note from your previous landlord that you owe no rent. Keep them as PDFs in Telegram’s Saved Messages and send them from the phone when a landlord asks.

Add a short paragraph about yourself, who moves in, from when, pets or not, in German if you can. Paste it into every first message and change only the street and the date you can visit.

The landlord who lives abroad and other stories to walk away from

Cheap flats in tight markets attract fake ads. The pattern repeats: the owner is said to be working abroad, there is no viewing, the keys will be sent by post or through a delivery service once you transfer the deposit and first month. Do not pay anything before you have seen the flat and met the person renting it.

Also be wary of a rent far below the district’s norm or a quick push to another chat app. A real deposit is paid after signing and capped by law at three months of cold rent.
