LUN new builds in Viber, as plain-text alerts

When a new flat appears in the Ukrainian complex you follow on LUN, a short Viber message with the title, price and link tells you about it after our next check.

3 steps

Set up in a minute

  1. Search on Lun.ua, sort by newest

Set up a new-build search on LUN

Open flats for sale on LUN in Kyiv, Lviv, Kharkiv, Odesa or Dnipro and tighten the results: the district, the residential complex itself if the site lets you choose it, rooms, floor area and a price ceiling. Aim for a page where you would happily view every flat. Use a newest-first order if one is available, then copy the page address.

  2. Copy the link, paste it into mxsender

Add it to MXSender with Viber as the channel

Paste the link on the MXSender website and choose Viber. Telegram and email are there too if you want the same search in a second place. Then open the MXSender chat in Viber and tap Subscribe once; without that tap Viber will not deliver anything.

  3. New listings land in your Viber

Read each new flat as a short message

Whenever a check finds something that was not on your page before, a plain text message arrives with the listing title, the price and a link. The photos, floor plan and floor number are one tap away on the listing itself.

Who Viber suits in a new-build purchase

Buying a flat off-plan in Ukraine is often a family decision. Parents help with the down payment, a sibling knows the neighbourhood, and the person who will sign is busy at work. Viber is already on most of those phones, so it is a natural place for alerts that several people will talk about.

It also suits a buyer who prefers fewer, calmer messages. You get one line of text per new flat, not a gallery, and you open only what looks promising.

Reading a text-only alert about a Dnipro complex

Say you follow one complex on the left bank of Dnipro. A message arrives with a title naming a one-room flat and a price clearly below what the developer has been asking. That gap is the hint: it may be an assignment, where an earlier buyer resells their rights to a flat that is not finished yet. Assignments at a fair price rarely wait long, because the seller usually meets whoever called first.

There is no photo card and there are no buttons in Viber, by design. The link is what matters: it takes you straight to the listing, where you decide whether to call.

Subscribe once, or nothing reaches you

Viber only lets a bot message people who have subscribed to its chat. If you bound Viber but see nothing, open the MXSender chat and check the Subscribe button first. Next, check whether the search is paused, and whether your LUN page has actually shown new flats since you added it.

Assignment deals: what to confirm before paying

With an assignment you step into someone else’s contract with the developer. Ask to see that original contract, proof of what has already been paid, and written consent from the developer to transfer the rights. Find out whether the contract is a sale of property rights, an agreement through a construction financing fund, a preliminary agreement or an investment agreement, because each protects you differently if the building is delayed.

It is also worth checking the developer’s permit for construction works and its rights to the land. Do not hand over money before you have seen the documents and the site. This is general guidance only; a lawyer should read the actual contract.

Plans for following two or three complexes

Free gives you one search checked every 30 minutes, enough for a single complex. Starter, $5.99, gives five searches checked every 10 minutes, so you can follow a favourite plus a few backups. Pro, $14.99, gives twenty searches and the fastest checks. Viber is included on all of them.

❓Frequently asked questions

Can I get photos in Viber?

No. Viber alerts are plain text with the title, price and link. If you want a card with a photo, follow the same search in Telegram as well.

Do I need to register on LUN?

No. We use the public results page that any visitor sees, and we never sign in to your LUN profile.

Will flats already on the page be sent?

No. The first check records what is there, and after that only newly appearing flats are sent.

Can my partner get the same alerts?

Forward the message to them in Viber, or add a second channel such as email for the same search.

How do I stop the alerts once we have bought?

Pause or delete the search. The messages stop and the slot on your plan is free again.
