LUN new-build listings by email, one mail per check

If you are buying a flat in a Ukrainian new build, MXSender emails you whenever a check of your LUN search finds new flats, all of them in one tidy message.

3 steps

Set up in a minute

  1. Search on Lun.ua, sort by newest

Build the search on LUN first

On LUN, start from flats for sale in your city and filter to what you would really buy: the district, the residential complex where the site lets you choose one, rooms, floor area and a top price. Keep it to new builds. Turn on a newest-first order if the page offers one, and copy the address of the results page.

  2. Copy the link, paste it into mxsender

Choose email when you add it to MXSender

Paste the link on the MXSender website, pick email and confirm your address. Telegram and Viber can be added to the same search at any time if you later want a signal on your phone.

  3. New listings land in your inbox

Open one mail per check with news

When a check finds new flats, one email lists every one of them with a photo, the price and a link. A check with nothing new sends nothing. There is no app to install, and each mail has an unsubscribe link at the bottom.

Start with a question: which complex, at which stage?

People often come to LUN because it is good for looking at residential complexes as a whole: the developer, the location, how construction is going. Before you set an alert, decide what stage you can live with. A building that is almost finished means a shorter wait and usually a higher price; one that has barely started means a longer wait, more risk, and often a lower entry price.

That decision shapes the search. One page per complex you would genuinely accept beats one page covering every new build in Kyiv or Odesa, which would fill your inbox with flats you will never view.

Why email works for a flat that is still being built

Buying off-plan is rarely a same-day decision. You compare developer prices with resale assignments, where an earlier buyer sells their rights to an unfinished flat. You read contracts, ask about instalments and talk it over at home. Email fits that rhythm: one mail per check, filed into a folder, searchable by the complex name months later.

Assignments at a fair price still move fast, because the seller usually meets the first serious caller. If you rarely look at your inbox during the day, add Telegram or Viber to the same search, and keep email as the record.

Your inbox as a record of assignment prices

Developers usually raise prices as construction advances, and assignment sellers set their prices against those lists. When every mail about one complex lands in the same folder, you can see what flats in that building were offered for over the past months. That is useful when you sit down with a sales manager or an assignment seller and want to argue for a better price with real figures.

Documents a new-build buyer usually asks to see

Ask whether the developer holds a permit for construction works, who has the rights to the land plot, and whether the plot is designated for housing. Much of this can be checked in Ukraine’s public registers. Then ask exactly what you are signing: a sale of property rights, an agreement through a construction financing fund, a preliminary agreement or an investment agreement. They protect you differently if completion slips.

For an assignment, also ask for the original contract, proof of payment and the developer’s written consent to the transfer. Keep every agreement in writing, and pay nothing before you have seen the documents and the site. This is general guidance; a lawyer should review the real contract.

❓Frequently asked questions

How many addresses can receive the mail?

One on Free and Starter, up to three on Pro, so a partner or a parent helping with the payment can get the same mails directly.

What does each plan cost?

Free gives one search checked every 30 minutes. Starter, $5.99, gives five searches every 10 minutes. Pro, $14.99, gives twenty searches and the fastest checks. Email is on all three.

Will I get one email per flat?

No. You get one email per check that found something new, listing every new flat from that check.

The mail went to spam. What should I do?

Mark it as not spam and add the sender to your contacts so future mails reach your inbox.

Do you see my LUN account?

No. We use the public results page anyone can open, and nothing in your LUN profile is visible to us.

Will flats that were already listed be sent?

No. The first check notes what is on the page; only flats that appear afterwards are emailed.
