Smaller cities have fewer flats on the market at any time, so a decent one at a fair rent draws a crowd. Owners show it to the first handful of callers and are often done within the day.

What to verify before the keys change hands

Pay nothing before a viewing, and walk away from a landlord who claims to be abroad and offers to courier the keys after a transfer. A rent well below the neighbourhood is a warning sign too.

At the viewing, compare the land book extract with the owner’s ID. Agree rent, deposit, term and utilities in a written contract that is registered with ANAF. Agencies may charge a fee; ask how much on the first call.
