A common renting mistake: waiting for the weekend to search

Many people collect ads on Saturday and call on Monday. By then the flats posted on Tuesday or Wednesday have often been promised to someone else. Rentals in popular districts of Sofia, Varna and Plovdiv tend to move during the week, when owners are taking calls and arranging viewings.

A Viber message for each new flat replaces the weekend routine with a short look whenever something appears. Call on the same day and you are among the first viewers.

Writing a search that keeps Viber messages relevant

Because the message is text only, make the filters do the sorting: exact rooms, a firm rent ceiling, only districts you would live in. If you are open to two areas with different budgets, make two searches with clear names so you know from the message which one it is.

The title usually says rooms and district; the link shows the photos, the floor and whether there is a lift.

Viewing a flat and checking the landlord

Go to the viewing, or ask a local friend to go, before any money moves. Ask to see the owner’s ID and proof they can rent the flat, and agree a written contract with rent, deposit, notice and bills. Note the meter readings on the day you move in.

Be careful with an owner who cannot meet, a rent that seems too good, or a request to pay a deposit through a link to secure the keys.
