What happens to a good Sofia rental in its first day

A bright two-room flat near a metro station, fairly priced and furnished, goes up in the morning. By evening the owner has a list of callers and picks a tenant from the first viewings. Students before the semester, people relocating for work and couples moving in together all chase the same kind of flat. Whoever calls in the first hours usually gets a viewing; later callers hear it is taken.

Districts, rooms and rent: tuning a Bulgarian rental search

List only districts you would really accept. A wide city-wide search sounds safe but buries you in flats you would never rent. If you are flexible about districts but fixed on rent, run one search per group of districts so the hashtags tell you at a glance where a flat is.

Check whether the rent shown includes building fees and utilities; ads differ, and the card shows the figure as the owner wrote it.

Safe renting: viewings, deposits and contracts

See the flat before paying anything. Ask to see the owner’s ID and a document showing they own the flat or may rent it out, and sign a written rental contract that states the rent, the deposit and who pays which bills. An owner who is „abroad“ and wants a deposit transferred before a viewing is a classic warning sign.

If an agency is involved, ask about its fee before the viewing, not after.
