Austrian rental flats from willhaben in your inbox

If you are hunting for a flat in Vienna, Graz or Linz from a laptop, your willhaben rental search can send each batch of new listings to your inbox, with a photo, the rent and a link per flat.

3 steps

Set up in a minute

  1. Search on willhaben, sort by newest

Shape the rental search on willhaben

Start at Immobilien and open Mietwohnungen. Choose the city and the Bezirke within reach of work, set the maximum rent you can carry, the rooms and a floor area if you need one, and sort so the newest ads are on top. Copy the link of that results page.

  2. Copy the link, paste it into mxsender

Paste it into MXSender and pick email

Add the link, select email as the channel and give the search a name you will recognise in a subject line, such as Linz Urfahr 2 rooms. You can switch on Telegram for the same search at any time.

  3. New listings land in your inbox

Open the mail after a check

A check that finds new flats sends one mail listing all of them, each with photo, price and its own link. A check with nothing new sends nothing at all. Every mail carries an unsubscribe link at the bottom.

A checklist before you write to an Austrian landlord

Have these ready: a recent payslip or employment contract, a Meldezettel if you already live in Austria, an ID, and two lines about who is moving in and when. Email is the natural place for this work, because your documents are on the same computer and the listing link sits in the message you just received.

Then read the ad for three things: whether the price is the Gesamtmiete or only the base rent, Altbau or Neubau, and whether the lease is befristet (fixed term, usually at least three years for a flat) or unbefristet.

Why a Linz search needs a sensible width

A search for the whole city up to any price fills each mail with flats you would never take. A search for exactly three rooms in one street stays silent for weeks. Split the districts into two or three searches and use a minimum rather than an exact room count.

Free covers one search checked every 30 minutes, Starter ($5.99) five searches every 10 minutes, Pro ($14.99) twenty searches with the fastest checks. Email works on every plan: one address on Free and Starter, up to three on Pro.

Commission in Austria since 2023

Under the Bestellerprinzip that Austria introduced for rental flats in 2023, the party that hires the agent pays the commission, which normally means the landlord. Tenants usually pay no Provision as a result. If a listing or an agent still asks you for a fee, ask in writing what it is for.

Deposit scams that target out-of-town renters

People moving to Vienna from abroad are a favourite target: a beautiful flat, a low rent, an owner who cannot meet and wants the Kaution first so the keys can be posted. Do not pay any deposit before a viewing and a signed contract.

If you cannot travel yet, ask a friend or colleague in the city to view the place for you, and treat any pressure to decide today as a reason to slow down.

Inbox rules that keep a flat hunt tidy

Create a filter on our sender and move the alerts into a folder per city. Replies from landlords land beside them, so after a few weeks you have a searchable history of what each Bezirk was asking and who actually answered. That record helps when you need to judge whether a new offer is fair.

โ“Frequently asked questions

How many mails will I get on a busy day?

At most one per check, and only when that check found something. Several new flats from one check arrive together in the same mail.

My first alert went to spam. What now?

Mark it as not spam, add the sender to your contacts and check the folder again after the next match. Your mail provider makes the final call on filtering.

Does willhaben offer its own saved search?

Yes, its Suchagent notifies you about new matches and works well. With MXSender you choose the channel, and your plan sets how often the page is checked.

Will the flats already online be sent to me?

No. The first check records what is listed; only flats published after that reach your inbox.

Can a partner get the same mails?

On Pro each mail can go to up to three addresses. Agree who replies, so a landlord does not receive two requests from the same household.
