Austrian listings quote rent in different ways. Some give the Gesamtmiete including operating costs (Betriebskosten) and VAT, others start from the base rent and leave the rest to the description. Set your ceiling at the total you can carry each month, then open the ad and confirm before you send a message.

While reading, note two more things: Altbau or Neubau, and befristet or unbefristet. A fixed-term lease on a flat usually runs at least three years, and asking whether it tends to be extended is a normal question at a viewing.

Who pays the Makler now?

Since mid-2023 Austria applies the Bestellerprinzip to rental flats: whoever orders the agent pays the commission, and that is usually the landlord. In most cases a tenant therefore pays no Provision. If a listing still mentions a fee, ask what it covers before you agree to anything.
