The renter’s mistake: searching only at the weekend

Most people looking for a flat in Bengaluru or Gurugram search on Saturday, because that is when they can visit. Owners, though, post whenever the old tenant gives notice, often midweek, and line up visits with whoever calls first.

By Saturday the good flat has a token paid on it. The fix is to hear about a listing on the day it goes up and book your visit before the weekend rush.

Before you pay a token advance

Visit the flat, meet the owner or the person authorised to let it, and ask to see a document that shows ownership. Read the rental agreement before you sign, including the deposit, lock-in period and notice terms; your city may also expect tenant police verification.

Never pay a token or deposit for a flat you have not seen, and be cautious of someone who is „out of station“ and asks you to transfer money to receive the keys.
