Will you pay monthly or a year in advance?

That question shapes the whole search. Many houses and some apartments in Indonesia are rented by the year, paid upfront, while kos rooms and many furnished apartments go by the month. Mixing both in one search makes prices look wildly uneven. Decide what you can pay and how, set the price filter to match, and keep a second search if you are open to both.

Once the search is honest, a card in Telegram is easy to judge: the photo, the area in the title and the rent.

Why the first call matters for a furnished unit

A furnished apartment near a station, an office district or a university at a fair rent attracts messages fast, and owners and agents tend to arrange viewings in the order people asked. If you only see the listing in the evening, the viewing slots may already be gone.

A card per new rental lets you message soon after it goes up, with a short text ready: who you are, when you can move in and how long you plan to stay.

Tebet, Kuningan, Kemang: several districts, one chat

If you are open to more than one area, save each as its own search. Each carries its own hashtag, so you can tell them apart at a glance and mute the one you see as a back-up. Forward a card to a flatmate or partner for a quick yes or no; the same chat opens on Telegram Desktop at work.

Before you transfer a deposit for a room

View the unit in person or by live video call with the owner or agent, and ask to see that they may rent it out, such as the ownership papers or a letter from the owner. Agree in writing on the rent, deposit, service charges and what is included. A booking fee to hold a place you have not seen is the most common way people lose money on rentals.
